Welcome to Browning Bros ("we", "our", "us"). These terms and conditions (“Terms") govern your access to and use of the website browningbros.co.uk (the “Website") and the cabins we offer. By accessing or using the Website and booking our cabins, you agree to be bound by these Terms. If you do not agree with these Terms, please do not use the Website or book our cabins.

1. Acceptance of Terms

By accessing and using our Website or booking our cabins, you accept and agree to be bound by these Terms. If you do not agree to these Terms, please discontinue using the Website or booking process immediately.

2. Changes to Terms

We reserve the right to modify or replace these Terms at any time. We will post the revised Terms on this page and update the "Last Updated" date at the top of this page. Your continued use of the Website or cabins after any changes signifies your acceptance of the revised Terms.

3. Use of the Website

3.1. Eligibility: You must be at least 18 years of age or the age of majority in your jurisdiction to use this Website or book our cabins. By using the Website or booking, you represent and warrant that you meet this eligibility requirement.

3.2. Permitted Use: You agree to use the Website and cabins only for lawful purposes and in accordance with these Terms. You agree not to:

  • Use the Website or cabins in any way that violates any applicable local, national, or international law or regulation.

  • Transmit any unsolicited or unauthorised advertising or promotional material (spam).

  • Impersonate any person or entity or falsely state or misrepresent your affiliation with any person or entity.

  • Engage in any conduct that restricts or inhibits anyone's use or enjoyment of the Website or cabins, or which may harm Browning Bros or users of the Website or cabins.

4. Cabin Booking Terms

4.1. Check-In / Check-Out:

  • Check-In: From 14:30

  • Check-Out: By 10:30

4.2. Hot Tubs: We are committed to thoroughly cleaning our hot tubs between guest bookings. Due to the specific guidelines we follow, we cannot guarantee that the hot tub will be at full heat upon check-in, particularly for your first evening. We hope you enjoy the other cabin facilities and look forward to your enjoyment of the hot tub and lakeside views the following morning.

4.3. Payments:

  • A 20% non-refundable deposit is required at the time of booking.

  • The remaining balance is due 30 days before your stay.

  • For bookings made within 30 days of arrival, full payment is required at the time of booking.

  • Payments are accepted only via our online booking system or by BACS. Full payment is required for cabin bookings during Christmas.

4.4. Cancellations & Refunds:

  • The 20% deposit is non-refundable and non-transferable.

  • The full balance must be settled 30 days prior to your arrival. No refunds are offered after this point.

  • We strongly recommend taking out cancellation insurance to cover unforeseen circumstances.

  • Browning Bros is not liable for refunds or expenses if it is unable to fulfill the booking due to circumstances beyond our control (e.g., force majeure events such as war, terrorism, or natural disasters). Adequate holiday insurance is advised.

4.5. Pets:

  • Pets are allowed with prior approval, with a £30 charge per pet per stay.

  • Pets are permitted at your own risk; ensure they are clean before entering the cabin. You are responsible for any damage or mess caused by pets. Stained or soiled towels will incur an additional cleaning charge, deducted from your deposit.

4.6. Damages & Breakages:

  • A holding deposit of £200 will be taken at the time of booking for any damage or unsatisfactory condition of the property, including noise disturbances.

  • The deposit will be refunded after your stay if no damage or noise complaints occur.

  • Items left behind must be claimed within two weeks of departure. Postage and packing charges may apply. Notify us of any damage or mess before departure.

4.7. Takeaways:

  • Deliveries and takeaways must be met at the main entrance gate. Do not provide the gate code to delivery drivers.

4.8. Age Restrictions:

  • We do not accept bookings from unaccompanied adults aged 18 or under.

4.9. Recycling:

  • Use the recycling facilities provided for glass and general waste. Our general waste is sorted and recycled by CSH Environmental.

4.10. The Lake:

  • Both cabins are situated on an unfenced lake. Exercise caution at all times.

  • We maintain a Low Noise Policy. Anglers and fishermen use the lake; please respect the tranquil environment.

4.11. Liability:

  • The site owners are not liable for accidents, loss, or damage to personal property.

  • We reserve the right to ask guests who do not observe these conditions to leave the site immediately without a refund.

5. Intellectual Property

5.1. Ownership: The Website and its contents, including but not limited to text, images, and software, are owned by Browning Bros, its licensors, or other providers and are protected by intellectual property laws.

5.2. License: We grant you a limited, non-exclusive, non-transferable, and revocable license to access and use the Website for personal, non-commercial use only. You may not reproduce, modify, distribute, or create derivative works based on the Website or its contents without our express written permission.

6. Referral voucher offer is subject to the following terms and conditions:

1. To be eligible for the referral voucher, the referring guest must have previously stayed at the lakeside cabins, planned an event with us or stayed at one of our glamping accommodations.

2. The referral voucher applies to a future stay and cannot be redeemed for a past booking.

3. Upon successful referral, the referring guest will receive a £150 voucher, which can be applied toward their next stay at the lakeside cabins of two nights or more.

4. The referral voucher is non-transferable and cannot be exchanged for cash.

5. The referred guest must mention the referral at the time of booking.

6. The referral voucher cannot be combined with any other offers or promotions.

7. The management reserves the right to modify or withdraw the referral voucher offer at any time.

8. The referral voucher is subject to availability and may be subject to blackout dates.

9. The referral voucher is valid for a limited time, and it expires 12 months from the date on the voucher.

10. The referred guest must book and pay their event deposit before the referral voucher can be issued to the referring guest.

11. The referring guest may only receive one referral voucher for each referred booking, regardless of the number of events booked by the referred guest.

6. Governing Law

These Terms are governed by and construed in accordance with the laws of the United Kingdom. Any disputes arising from these Terms or your use of the Website or cabins shall be subject to the exclusive jurisdiction of the courts of the United Kingdom.
